The Architectural Control Committee (ACC) serves to ensure that Charleston Square maintains its curb appeal through maintaining a consistent appearance of the units on the street.
Exterior modifications are not strictly limited to changes to the structure of the unit, but items like decks, pools (whether temporary or not), sheds, or changes to the doors, roofing, or the parking pads are all considered exterior modifications and must be approved by the ACC.
To request to make changes to the exterior of your unit, you must submit a request to the ACC for approval or you can be required to restore the unit to the original condition at your own cost.
It's a good idea to familiarize yourself with the ACC's mission and the requirements for making requests for exterior modifications.
Start with the Architectural Control Requirements. It's a pretty formal document, but it describes your rights and responsibilities as a unit owner and those of the Architectural Control Committee.
The next step is to submit an Exterior Modification Application. This document describes your project and communicates to the ACC what you would like to do and how that finished product will look. The more detailed your submittal is with regard to materials and diagrams, the more rapidly the ACC can review your application, request additional information if necessary, and make a determination about whether or not the project can proceed.
It is vital that you receive an approval before commencing any project. The neighborhood covenants define the role and responsibilities of the Architectural Control Committee. Unapproved modifications can result in fines, liens, and even legal action.
